Swiss Dream Living is a luxury property rental platform based in Switzerland, specialising in premium chalets, villas, and lake-view accommodations, particularly in and around the Interlaken region and greater Swiss Alps. Our services are governed by Swiss law.
3. Definitions
For the purposes of these Terms:

“Guest” or “User” means any person who accesses our website or makes a booking.
“Property Owner” or “Host” means the individual or entity listing a property on our platform.
“Booking” means a confirmed reservation of a property listed on our website.

4. Use of the Website
4.1 Eligibility
You must be at least 18 years of age to use our website and make a booking. By using our services, you represent and warrant that you meet this requirement.
4.2 Permitted Use
You agree to use our website only for lawful purposes and in a manner that does not infringe the rights of any third party. You must not:

5. Bookings and Payments
5.1 Booking Process

5.2 Pricing
All prices displayed on our website are in Swiss Francs (CHF) unless otherwise stated. Prices are inclusive of applicable Swiss Value Added Tax (VAT) at the current statutory rate, unless expressly stated otherwise. We reserve the right to correct any pricing errors.
5.3 Payment Terms
Payment terms will be specified at the time of booking. A deposit may be required to secure your reservation. The balance may be due prior to your arrival date. We accept major credit and debit cards and bank transfers. We do not store full payment card details on our servers.
5.4 Cancellations and Refunds
Cancellation policies vary by property and will be clearly stated at the time of booking. In the event of a cancellation:
Cancellations made within the stipulated free-cancellation window will receive a full refund.
Cancellations outside the free-cancellation window may be subject to partial or total forfeiture of the deposit or full payment.
We strongly recommend that guests obtain appropriate travel insurance to cover cancellations due to unforeseen circumstances.
5.5 Modifications
Requests to modify an existing booking are subject to availability and may be subject to additional charges. Please contact us as early as possible to discuss any changes.
6. Property Rules and Guest Responsibilities
Upon making a booking, guests agree to:
Comply with all house rules provided by the property owner at the time of booking.
Treat the property and its contents with care and respect.
Report any damage to the property promptly to us or the property owner.
Vacate the property by the specified checkout time.
Not exceed the maximum occupancy stated in the listing.
Not organise events or parties without prior written consent.
Guests may be held liable for any damage caused to the property during their stay. A security deposit may be required prior to arrival and will be returned within a reasonable period following checkout, subject to any deductions for damage.
7. Intellectual Property
All content on our website, including but not limited to text, photographs, graphics, logos, and software, is the property of Swiss Dream Living or its licensors and is protected by Swiss and international intellectual property laws. You may not reproduce, distribute, or create derivative works without our prior written consent.

9. Limitation of Liability

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, or for fraudulent misrepresentation, or any other liability that cannot be excluded by law.
10. Disclaimer of Warranties
Our website and services are provided on an “as is” and “as available” basis without warranties of any kind, either express or implied, to the fullest extent permissible under Swiss law. We do not warrant that the website will be uninterrupted, error-free, or free of viruses or other harmful components.

We shall not be liable for any failure or delay in performing our obligations where such failure or delay results from circumstances beyond our reasonable control, including but not limited to natural disasters, extreme weather events, pandemics, government restrictions, or other events of force majeure.
